How we operate
On appointment, all leases are abstracted and key dates — rent reviews, break options, lease expiries — entered into our property management system with automated alerts.
Annual service charge budget prepared to RICS Code standards, with full supporting schedules and an occupier consultation process where the lease requires it.
Monthly or quarterly building inspections. Routine tenant liaison managed by a dedicated property manager. All correspondence logged for audit.
Monthly income and expenditure report delivered to client within 10 working days of month-end. Includes void analysis, arrears, and lease event diary.
Quarterly asset meeting with landlord to review performance, upcoming lease events, capex requirements, and letting strategy.

Frequently asked questions
What sectors do you manage commercial property in?
We manage offices, retail units, industrial estates, mixed-use schemes and trade parks. Our approach is sector-agnostic but we apply specialist knowledge where required — particularly in mixed-use buildings where residential and commercial service charges must be ringfenced.
How do you manage rent reviews?
All rent review dates are tracked in our property management system and triggered 12 months in advance. We liaise with the landlord's surveyor and manage the process to conclusion, including issuing notices within the required timescales.
Do you handle rates mitigation for void units?
We work with specialist business rates advisers to identify rates mitigation strategies for void units. We do not guarantee savings, but we ensure the landlord is not paying more rates than necessary.
Can you manage a mixed residential and commercial building?
Yes. We manage mixed-use buildings with separate residential and commercial service charge accounts, ensuring costs are correctly apportioned and ringfenced in line with the lease structure and RICS guidance.
